I was reading in a news paper this weekend during football commercials, Sac Bee or San Francisco Chronicle (I read both), when I came across an article that mentioned the Center for Disease Control (CDC) is preparing first responders, just in case, for a nuclear bomb event. It’s conceivable the North Korea could lob one or two war heads our way, I guess. The big take away from the article is; if you survive an H-Bomb stay in place and shelter. There will be radiation (fallout) afterwards that can kill too.

In my opinion, it doesn’t matter whether NC can or can’t send us a nasty surprise. There are other nuclear powers that don’t like America much either that can and the world is a dangerous place. We came very close during the Cuba Missile Crisis. And, we also have our own natural disasters like Mega Wild Fires, Earth Quakes, Floods, Tsunamis, Mudslides, and Snow Storms.

I remember around 1991 a snow storm that buried Nevada City, Grass Valley, Colfax, and Auburn in 3 feet of snow or more. Power lines and trees went down everywhere, roads clogged with fast falling snow and unprepared drivers, and roads quickly closed over a wide area; some folks were isolated and without power for weeks. I remember another time, some years ago in Loomis during a big wind storm, the neighbors panicked on my block and surrounding neighborhoods when the power went out for a week or ten days. Some folks didn’t know what to do. They didn’t have a plan!

Folks should have enough non perishable food and water stored to last at least week, plus a battery operated radio, and some basic camping gear to cook food and shelter from the elements. Then there is a Family Plan. Do you have a Family Emergency Plan? You never know, having one might come in handy some day.

As Wildfire Disasters Increase, Some Californians Find They Can’t Renew Their Homeowners Insurance!

So far this year we are still writing home insurance in high risk areas. We have not ever had any of our insured’s home insurance canceled as outlined in this article, so far. We did quote a medium price home ($460,000) in a really bad high risk area yesterday and the premium with fees was slightly over $6500 a year with a $5000 deductible. Again, the home was in a bad area, on 10 acres, heavily wooded, and no fire hydrant. I wouldn’t buy or build there.

Higher deductibles are available and vary from carrier to carrier.

The bottom line is some carriers, our carriers, will still write home insurance in high risk areas still, but the underwriting guidelines will be stricter and the premiums will be higher. The problem is going to get worse not better! In my opinion, the California FAIR plan is not a good option.

It’s not a matter of if you are going to have a fire it is a matter of when. So be prepared!

If you will be driving over the I80 or HWY 50 Summits anytime soon you will want to be prepared. Conditions can quickly change from clear conditions to snow/blizzard conditions. It is wise to have practiced putting on your chains in a dry warm driveway at home.

It’s surprising how a little practice can help in a wet cold driving blizzard. But, then there are some who have 4 wheel drives. These are some good tips coming from a competitor. I will use anything that might save lives or injuries.

I have years of experience driving in snow, wind, and sleet. In a storm or blizzard, stay home if you don’t have to go out. One time years ago, I spent 10 hours digging my car out from the side of HWY 89 near Tahoe City in a major snow storm. Every time I would almost be dug clear another snow plow would rumble along and bury me again. Still, no matter how much I try to avoid travel during hazardous conditions, I get caught occasionally.

I have learned; that in a storm or any time for that matter, drive expecting the worst to happen around you, so that if it does you are prepared to avoid it.

I can’t say enough about driving with a full tank of gas; take a broom and shovel, flares, tire chains, jumper cables, even a tow chain. Carry extra supplies like water, blankets, and food. I take two cell phones. I dress for the conditions. Too often I see people on the side of the road putting on snow chains in sandals or tennis shoes and no gloves. Why?

Keep your vehicle well maintained. I change out my vehicle batteries every few years. There is nothing like very low temps to bring out the worst in an old battery. One low tire can cause a sudden spin out. Have bald or worn tires? You’re asking for a bad day

In the snow the secret is easy does it. Go easy on the throttle, turning, and breaking. Leave early and best of all SLOW DOWN!

There is another threat from Hurricane Harvey and it is not necessarily for the poor victims in Texas that have suffered so much already. The new threat is for fraud and involves flood damaged vehicles from Texas. Some will be resold around the country, thousands of them most likely. After Hurricane Katrina, August 31, 2005, thousands of cars were shipped out of state to be sold and California its share.

Unscrupulous folks cleaned up the flooded vehicles, got new titles, and resold them on the out of state market. The same thing will happen again as flood damaged vehicles make it into the used car market.

From the Journal Sentinel “They will buy them, they will make them look OK, and sooner or later some unsuspecting party is going to buy one and it will end up being a nightmare,” Tolkan said.

The problem with flooded cars is the moisture gets into electronics and other vital components and can take time to manifest it’s self.

Be very careful what you buy. Only buy with reputable dealers. Make sure there has been an inspection. Find out where the car originated from, although there is no guarantee. If a price is too good to be true, buyers beware!

The full Eclipse could cause a black out on our highways tomorrow with heavy traffic and distracted driving! We have already had clients that had driving problems on Oregon on Friday; their trailer blew a tire. But, they were able to resolve their issue and continue on. We do not recommend driving during this event. Get somewhere safe before the event and stay put for a couple hours.

It would be nice to be at place like Northern Oregon to witness the phenomena, but I am glad I don’t have to drive back on Monday afternoon with the hordes of other Eclipse watches. The Highways are going to be a mess. Carry extra water, food, and expect delays. Fill your tank with gas and keep it full. Gas stations in the path could run out of gas. The Commissioner, Dave Jones, is right and I have been recommending for years; have an evacuation plan, a meet up point, and have a go bag. If you live in a high risk fire area, I recommend you keep a go bag in your car in case you have to flee a fast moving fire quickly or you get blocked out of your neighborhood by a fire.  When the authorities require you to leave, please leave immediately and don’t pull firefighters from their job of saving homes and put them at risk trying to rescue you.

All California home insurance policies and renter insurance policies are covered by the peril of fire. California HO3 & HO5 homeowners insurance, California  HO6 Condominium insurance, and California HO4 renter insurance policies cover loss of use too as well as personal property. It is important to note that there is no deductible applied to loss of use. Most policies cover “Loss of Use” because of mandatory evacuation even though your property might not be damaged in a fire.

It is important to read your policy to determine specific personal property exclusions and limits and whether you have ACV (actual cash value) or RC (replacement cost) coverage.

I am not a fan of the CA FAIR Plan. It is expensive with limited coverage and from what I have read; many homeowners have jumped through all the hoops to get insurance and were still declined after an inspection because of a neighbors brush on adjacent property.

Now is the time to prepare!

Wild fires are ravaging our State now. Prepare an evacuation plan with your family and practice it. Have a prearranged meeting place in case you are suddenly blocked from your home by mandatory evacuations and emergency fire crews. Have an emergency kit with important items ready to go. In fact if you are in a high risk area, keep a kit in your car. Before an emergency take pictures of all your possessions and keep them on your cell phone or on zip drive in a safe place. Have a plan for your animals. Work out something with your neighbors just in case you are blocked from your home by a fire or authorities. Being prepared could save you much anguish!

You need to review your home insurance coverage with your agent every year. Know how your home insurance policy works. Now is a good time to call your agent and review coverage, before a fire explodes in your neighborhood. Check for gaps in coverage. Once a fire strikes an area, insurance carriers lock policies in the surrounding area and coverage can’t be changed until the fire is out.

There is no deductible for “Loss of Use”. Loss of Use provides temporary shelter and food for a covered claim (wild fire evacuation). “Loss of Use” covers mandatory evacuations by the authorities or for a covered loss of a destroyed home. We see news stories of families that have lost everything and have nowhere to go. Why, when you can protect yourself for a few dollars a month with renter insurance or homeowner insurance? Why live in your car or truck when you could be cool and cozy at a motel with TV and meals during an evacuation or loss?

Because of drought and multiple California firestorms over the years some carriers are canceling home insurance policy renewals based on the zip code the policy holder lives in. Insurance companies are not renewing many policies that they consider a risk to fire. Or, they won’t insure that new home you want to buy.
